Just a quick note of thanks to all of you who were aware of my brother's illness: we appreciated your thoughts and prayers, and your patience as we tried to spend as much time as possible with him. Thanks too for your thoughtful condolences since his death.
Tenant screening is the common-sense process of checking into an applicants' past before the lease is signed ! Most property managers know that an applicants' credit history can be a good indicator of their future ability, or willingness, to pay rent. But increasingly, criminal and rental background checks are proving to be equally important as future indicators of behavior which may cause headaches for landlords.
A good tenant-screening should include all three aspects of the applicants background; credit, criminal and rental records. Federal and state laws can (and in a few cases, have) resulted in rental-property being forfeited due to lack of thorough pre-rental screening. Property owners who have rented to known predators have been held legally responsible in high dollar civil lawsuits by sex-crime victims. In addition, property-owners and -managers have been held to have a "due diligence" screening responsibility to protect not only themselves, but their other tenants, the neighborhood and the community.
We're beginning our 15th year of screening all pertinent aspects of tenants' prior behavior, checking sex-offender lists, arrests, court-cases, and other information.
