Helpful Real Estate Collection Tips! 

If you get to know your prospective resident by requesting detailed information on your rental application, have the information verified and abide by your standards, your write off to bad debt will be minimized. The point is, get detailed information so you have the ability to collect your bad debt before it gets out hand.  Know your tenants.

Listed below are a few guidelines that will help you keep your rent revenues coming in on time. 

  1. Use an application that requires the prospective tenant to give you at least three addresses (most have three) for residential history.
  2. Get reference names and numbers filled out on your application
  3. keep your files updated.  Know where they work at all times.  Keep In Case of Emergency numbers current.
  4. Make note of where your tenant banks.
  5. Make sure the move-in/move-out report  is completed and signed by your new resident.
  6. Take photos of damage after your tenant vacates.
  7. Place accounts for collection as soon as you are aware that they are not going to pay you!
