Know your tenants.Listed below are a few guidelines that will help you keep your rent revenues coming in on time.
- Use an application that requires the prospective tenant to give you at least three addresses (most have three) for residential history.
- Get reference names and numbers filled out on your application
- keep your files updated. Know where they work at all times. Keep In Case of Emergency numbers current.
- Make note of where your tenant banks.
- Make sure the move-in/move-out report is completed and signed by your new resident.
- Take photos of damage after your tenant vacates.
- Place accounts for collection as soon as you are aware that they are not going to pay you!
